At Forth & Bound we take the marketing of your property very seriously. We advertise through local MLS pages that feed the most popular internet search engines such as Zillow.com, Realtor.com and Apartments.com. This method has proven to be the fastest, easiest way to get your property seen and rented.
Our extensive network of real estate agents and clients also lets us spread the word within our inner circle. The result? Quick placement!
We only place vetted, qualified tenants in your property. We start with a thorough application form and screen prospective tenants based on: Employment and Rental Verification & History, eviction records, full credit check as well as criminal background checks. We adhere to the Federal Housing Law and equal housing opportunity.
Upon approval, we collect a security deposit and place it in an escrow fund. Tenant move-dates are coordinated and all pertinent information is uploaded into our database and Owner Portal.
The Forth & Bound placement guarantee states that if we vet and place a tenant, and that tenant breaks the lease within 12 months, we will find a replacement tenant with no additional fee.
Tenants pay rent on the first of every month through the online tenant portal. Rent is also accepted via check or other direct money transfer options.
We allow a 5 day grace period for rent payments as is the industry standard. However, any rent not paid by the 6th is considered late and that tenant will be assessed a late fee. A tenant will be notified that their rent is past due. If the rent is then not paid within 3 days, we may begin eviction proceedings.
Owner disbursements are made on the 12th of each month via direct deposit. Please allow time for the disbursement to clear any banking systems necessary. If rent has not been received for a unit, the owner will be notified before disbursement payments are made.
The best part of utilizing a Property Management team is removing the need to handle maintenance issues! Our tenants can report issues through the online tenant portal, or by contacting us directly. We have relationships with multiple handymen as well as subcontractors should the need arise. Our goal is to address the issue quickly and completely. We ask each owner to maintain a modest Maintenance fund so our staff can address simple fixes without interrupting your day. Any withdrawal from the maintenance fund is supported by invoices and receipts. You will always know the what and why of any repair. Should a larger issue arise, you will be contacted and any repair and associated costs will be discussed before proceeding.
Outdoor maintenance of your property will be the tenant’s responsibility unless previous arrangements are made with the owner to have owner-paid, regularly scheduled yard work done.
Move-in and Move-out inspections are conducted for each property using a detailed checklist. Any issues of note will be relayed to the owner.
All of our accounting is done through our property management software, Doorloop. All owners will have constant access to their Owner Portal. Here they will be able to view their account details at any time. Our software will provide monthly statements, direct deposits, reporting and end of year tax documents. If there is ever anything you’d like to see but can’t find, don’t hesitate to let us know. Owners receive a monthly Owner Statement detailing their property payouts.
All security deposits are kept in a separate trust account, solely for that purpose.
